The Importance of Curb Appeal When Listing Your Home 

I’m a big fan of the weekly WSJ Mansion Section, I’m always picking up some industry tidbits and this last week was no different. A recent article “Selling your Home? It’s What’s on the Outside That Counts” really caught my attention. They reported on a study published in the Journal of Real Estate Finance and Economics which concluded that a home with striking curb appeal sold for 7% more than a similar house in the same neighborhood with poor curb appeal. In some buyers markets, that premium could double. (Note - The 7% also takes into account the state of the homes around you, a testament to picking your neighbors wisely).  

While this is a great stat to share with my clients, there are other more longterm ramifications of the new data on a very observable but subjective factor. The researchers have created scores and deep learning algorithms to assign curb-appeal values which will ultimately be used by appraisers, large investors, banks and institutions like Fannie Mae who make assessments on your home. The algorithm is still being tweaked but it’s clear that big data is definitely come for you and your lawn mowing skills.  

Even without this working algorithm as an industry standard just yet - I counsel my clients that it truly pays to collaborate with a landscape architect. This is especially true in the luxury South Florida neighborhoods where I spend much of my time. These lush communities are known for their “stop the car — it’s so beautiful” landscaping and there’s no way to avoid playing the game.
