May 2019 Data & the State of the Market  

We’ve reached Peak Summer in Miami and as we kick off July 2019, real estate market data from May has arrived! Residential sales in Miami-Date County rose 6.6% in May, year-over-year to 2,796. Single family home sales increased by 10.2% and condo sales increased 3.5%. This mirrors nationwide momentum, as US existing home sales bounced back this spring with a 2.5% spike over April.  

Despite this closing uptick, total sales dollar volume did fall by about $20 million to a value of $1.3 billion. However, the drop was only seen in the condo sales dollar volume - not in the single-family home sales which was actually up to $716 million. While the pace of single-family home price increase may be slowing, home prices have been rising year-over-year for the past 7.5 years. Single-family home prices increased by 2.9% to $360,000 in Miami-Dade County.
